Mortgage acceleration riders and biweekly conversion programs: what third parties charge for what you can do yourself

Third-party biweekly payment programs charge enrollment and transaction fees for something you can accomplish yourself at no cost by making extra principal payments.

You may receive offers for biweekly mortgage conversion services or acceleration riders that promise to pay off your loan faster. These programs work, but they charge fees for a result you can achieve on your own without any third-party enrollment.

How third-party biweekly programs work

A biweekly conversion service withdraws half your monthly mortgage payment from your account every two weeks. Because there are 52 weeks in a year, you make 26 half-payments—the equivalent of 13 full monthly payments instead of 12. That extra annual payment goes toward principal and shortens your loan term.

Most programs charge an enrollment fee ranging from $200 to $400, plus a per-transaction fee of $2.50 to $6.95 each time they process a payment. Over the life of a 30-year loan, those transaction fees alone can total $1,500 to $3,500, depending on the provider.

Some lenders offer their own biweekly programs. While these may carry lower fees than third-party services, they still typically charge setup and maintenance costs for a service that delivers no unique benefit.

The math is identical when you do it yourself

Consider a $300,000 mortgage at 6.5 percent for 30 years. The monthly principal and interest payment is approximately $1,896. These figures are illustrative; rates and products are subject to change and this is not a commitment to lend.

With a third-party biweekly program charging a $300 setup fee and $5 per transaction, you would pay that enrollment cost upfront plus $3,380 in transaction fees over the loan's life (26 transactions per year for roughly 26 years until payoff). The loan would be paid off in approximately 26 years instead of 30.

Making one extra principal payment per year on your own—$1,896 divided into 12 monthly additions of $158, or one lump sum annually—produces the identical payoff timeline with zero fees. You control the timing, you can skip a year if cash is tight, and you avoid all transaction costs.

What to verify before enrolling

If you are considering any acceleration program, contact your loan servicer directly first. Confirm that your loan has no prepayment penalty and that additional principal payments will be applied correctly. Ask whether your servicer offers a free biweekly option or accepts extra payments without intermediary enrollment.

Some servicers do not accept biweekly payments from third parties on the schedule the company promises, which can lead to late fees or misapplied payments. Review the program's terms carefully for withdrawal authorization, cancellation policies, and whether funds are held before being forwarded to your servicer.

The Alliance take

Paying down principal faster is sound financial planning when it fits your budget. Paying someone else to do what you can do for free is not. Set up a monthly automatic transfer to your loan servicer marked "additional principal" or make one extra payment each year on your own schedule. The result is mathematically identical, you retain full control, and you keep every dollar that would have gone to program fees.
