How we operate
One process across several states
Licensed by state, and by license type
Alliance holds licenses in Florida, Georgia, Maryland, Pennsylvania, and Texas. The license types differ by state, so choose your state below to see exactly which licenses we hold there.
Mortgage: online, where it is allowed
First, in 2026 the mortgage process can be completed entirely online where the lender, the title or settlement agent, and your state allow it, with technology like remote online notarization (RON) and, where available, electronic verification of employment, income, assets, and identity, with your authorization.
Real estate: showing agents open the doors
The real estate process has been streamlined: we arrange for showing agents to open properties for our clients.
Showami, the showing service we use, describes the agents it connects as licensed real estate agents, and its FAQ asks each showing agent to confirm an active real estate license in their state.Source: showami.com, retrieved 2026-11-01; showami.com/faq, retrieved 2026-11-01
Who our clients are
Alliance clients are consumers who sign Alliance mortgage disclosures and/or real estate representation agreements.
When one agent holds both licenses
Where an Alliance agent holds both a mortgage loan originator license and a real estate license, the process is streamlined even further. Ask which licenses your Alliance agent holds.
You may use either of our services without the other, and you are free to choose any real estate or mortgage provider.
If you use both of our services, Alliance acts as a broker for each service you select and gives you the disclosures required for each.
Selling
Sellers, we have a system for you as well, and it starts with a Broker Price Opinion of the property. Read all BPO disclaimers.

Where we are licensed, by license type
- Mortgage: Florida (Mortgage Broker License); Georgia (Mortgage Broker/Processor License); Maryland (Mortgage Lender License); Pennsylvania (Mortgage Broker License); Texas (Mortgage Company License).
- Maryland issues no separate mortgage broker license — Md. Code Fin. Inst. § 11-501(k)(1) defines “mortgage lender” to include a mortgage broker, so the Mortgage Lender License is the license under which Alliance brokers residential mortgages in Maryland.
- Real estate brokerage: Florida, Georgia, Maryland, Pennsylvania, Texas.

Alliance clients are consumers who sign Alliance mortgage disclosures and/or real estate representation agreements.
Once paperwork is executed between Alliance and you, the steps below begin.
You may use either of our services without the other, and you are free to choose any real estate or mortgage provider.
If you use both of our services, Alliance acts as a broker for each service you select and gives you the disclosures required for each.
Get pre-approved with Alliance at alliancerealtyandfinancial.com/apply, or bring a pre-approval from the lender you choose.
The mortgage process can be completed entirely online where the lender, the title or settlement agent, and your state allow it. Where available, lenders verify employment, income, assets, and identity electronically, with your authorization; otherwise you upload documents.
Alliance is a mortgage broker. A pre-approval is based on a lender’s review of your application and documents; it is not a commitment to lend, and final loan approval comes from the lender.
You may use either of our services without the other, and you are free to choose any real estate or mortgage provider.
For properties that fit within your pre-approval, or your verified assets for a cash purchase, we arrange for showing agents only to open the properties you are interested in.
You are our client, and the showing agent is only performing that service: showing the property. Again, the showing agent’s job at that point is to open the property or properties at the times you request.
Your state’s real estate rules decide what relationship, if any, a showing agent has with you. A showing agent may give you their own brokerage-relationship notice, or ask you to sign a short showing agreement, before the showing. Keep price and negotiation discussions with your Alliance agent.

Once you have decided which property or properties fit your needs, you and your Alliance agent put the paperwork together with your pre-approval letter, or your proof-of-funds letter for a cash purchase.
If you finance with Alliance, your Alliance team handles both the financing and the real estate coordination: a licensed loan originator for the loan and a licensed real estate agent for the purchase. If you finance elsewhere, your Alliance agent handles the real estate coordination.
Inspections, a survey if one is required, and insurance: you choose these service providers.
Appraisal: the lender decides whether one is needed and chooses the appraiser. No appraisal is required for a cash purchase.
Survey: order one if your lender or title company requires one.
Insurance information only; not a quote, binder, or offer of coverage.
Alliance continues to work with you and third-party vendors to handle the transaction seamlessly through to closing and funding.
Remote online notarization (RON) lets documents be notarized over a secure audio-video session. Whether your closing can be signed online depends on your state, your lender, your title or settlement agent, and the county where documents are recorded; we confirm it for your transaction before closing is scheduled.
Alliance is there after closing to help you settle into homeownership, with guides from establishing your homestead exemption to the paperwork your accountant may need.
Homestead and accountant items are general information, not tax or legal advice. Consult a CPA or attorney.
