One of our daily housing videos shows two separate counts of home-purchase mortgages, with Georgia as the state in the spotlight. This page lists every figure exactly as the publisher reported it, explains what each count covers, and links to the sources.

The yearly count, 2025
The first count comes from the National Mortgage Database (NMDB®) Aggregate Statistics of the Federal Housing Finance Agency (FHFA), in its annual New Residential Mortgage Statistics. FHFA publishes the count in thousands (113 and 3,105), and we write it out in full.
- · Georgia: 113,000 home-purchase mortgages originated in 2025
- · United States: 3,105,000 home-purchase mortgages originated in 2025
Source: Federal Housing Finance Agency, National Mortgage Database (NMDB®) Aggregate Statistics · 2025 · released Sep 30, 2026.
What the yearly count covers
Each figure counts first-lien, closed-end mortgages used to buy a home, originated during the calendar year. Mortgages that replace an existing mortgage are counted separately and are not included. These counts are estimates, not full counts: FHFA builds them from a random sample of the mortgages reported to the national credit bureaus, about one mortgage in every twenty. The United States figure covers the fifty states and the District of Columbia.
The quarterly count, July through September 2026
The second count comes from the quarterly loan volume by state report of the U.S. Department of Veterans Affairs, Loan Guaranty Service, for the fourth quarter of the federal fiscal year 2026, which ran from July through September 2026. We use the purchase column only.
- · Georgia: 4,622 home-purchase mortgages
- · United States, total including territories: 99,719 home-purchase mortgages
Source: U.S. Department of Veterans Affairs, Loan Guaranty Service · July through September 2026 (fiscal year 2026, fourth quarter), purchase column · released Oct 9, 2026.
What the quarterly count covers
Each figure counts home-purchase mortgages guaranteed through this one agency during the quarter. The total is the publisher's own grand total, which includes territories such as Guam and Puerto Rico, so we label it "including territories" wherever it appears. Other mortgages are in separate columns of the same report; our chart shows the purchase column alone.
Why the two counts are kept apart
One count is an estimate of every first-lien home-purchase mortgage in a calendar year; the other counts only the mortgages one agency guaranteed, in one quarter of a later year. So we never add them together, never set one against the other, and never treat one as a part of the other. Each chart stands on its own, with its own source line and release date.
Neither count is the number of homes sold: homes bought with cash are in neither, and both count mortgages, not dollars.
When the figures came out
FHFA's page lists the annual file with data through 2025 as released Sep 30, 2026. The other publisher gives the quarterly file no release date; we show Oct 9, 2026, the day the file was posted. Neither publisher posts a release calendar for these files.
Where to go next
The Sources list below links each publisher's page. Counts vs. dollars explains why a count is shown for one state beside the U.S. total, our licensing details are on the licenses page, and our property search is open whenever you want to look at homes.
