Home-Purchase Mortgages Originated in 2025

How many mortgages were used to buy homes in 2025, in Texas and in the United States: both counts as the publisher reported them, what they cover, how they are estimated, and what they leave out.

One of our daily housing videos shows how many mortgages were used to buy homes in a year, for Texas and for the United States. This page lists both counts exactly as the publisher reported them, explains what the count covers and what it leaves out, and links to the source.

The count, 2025

The figures come from the National Mortgage Database (NMDB®) Aggregate Statistics of the Federal Housing Finance Agency (FHFA), in its annual New Residential Mortgage Statistics. FHFA publishes the count in thousands (319 and 3,105), and we write it out in full.

  • · Texas: 319,000 home-purchase mortgages originated in 2025
  • · United States: 3,105,000 home-purchase mortgages originated in 2025

What this count covers

Each figure counts first-lien, closed-end mortgages used to buy a home, which FHFA calls home purchase or purchase money mortgages, originated during the calendar year. Mortgages that replace an existing mortgage are counted separately as refinances and are not included. The United States figure covers all fifty states and the District of Columbia.

An estimate from a sample

These counts are estimates, not full counts. FHFA builds them from a random sample of the mortgages reported to the national credit bureaus: about one mortgage in every twenty is in the sample, and each sample mortgage stands for twenty actual mortgages. FHFA describes the database as a sample, not a census of every mortgage. It also notes that mortgages taken out by companies rather than individuals, and mortgages for manufactured homes, are not as well represented.

What the count leaves out

The count is not the number of homes sold. Homes bought with cash are not in it, and neither are second mortgages or home equity lines of credit. It counts mortgages, not dollars, so it says nothing about home prices or the size of the mortgages. Each figure covers one calendar year, and we never add years together or set the states side by side to compare them.

When the figures came out

FHFA's page for these statistics lists the release date of each annual file: the file with data through 2025 was released Sep 30, 2026. FHFA does not post a release calendar for these files. Once a later year is posted, the figures on this page describe an earlier year.
